In other words, if we’re working on a $750/sqft home, with realistic comps selling for $1,100/sqft, we know that any strategic improvements under $350/sqft is profit. The trick is creating that value for a fraction of the cost.

I can tell you right now that cutting corners on quality erodes more value than any potential cost savings. Getting a $50 no name piece that fits a space is very different from choosing engineered flooring or moldings because they’re on sale.

Not everything has to be Italian marble, or Restoration Hardware, Hermes, Kelly Werstler, or Gubi, etc… Just because a piece is expensive, it does not mean that it works for or adds value to a space. 

Most importantly, the aesthetics, functionality, and the sense of space are paramount for adding incremental value to any luxury real estate project.

When you make 2000 square feet genuinely feel like 2200, that’s the premium on the price per square foot really kicks in.
